105% Fannie and Freddie Refinancing of 1st liens
Great Program for ARMS resetting in 2010
Sounds like a BIG loan but the amount you owe on your first loan only increases by closing costs. Can do up to 125% if needed.
Refinance out of your adjustable rate loan - Lower your current 30 year rate
How does it work? Multiply your current home value X 105% - this is the maximum loan amount available for your new 1st lien.Current first lien will increase by amount of closing costs only - not a cash out loan.
If you do not have PMI insurance now, you will not have it on your new loan even though you are borrowing more than 80% of your value.
2nd mortgages must subordinate and remain in place
